New Jersey’s 2026 ANCHOR Benefit: What Homeowners and Renters Need to Know
New Jersey is not an inexpensive place to live, and property taxes are one of the largest expenses homeowners face. That is why it is important to know about any property tax relief program for which you may qualify.
The ANCHOR Benefit, which stands for Affordable New Jersey Communities for Homeowners and Renters, provides property tax relief to eligible New Jersey residents who owned or rented their primary residence.
This year, many eligible residents will have their applications filed automatically. Others must submit an application themselves.
The important thing is not to assume that the state has taken care of it for you.
How Much Could You Receive?
For the 2025 benefit year, eligible homeowners may receive:
- $1,500 if their 2025 New Jersey gross income was $150,000 or less
- $1,000 if their income was between $150,001 and $250,000
Homeowners with New Jersey gross income above $250,000 are not eligible for the ANCHOR Benefit.
Eligible renters may receive:
- $450 if they were 64 or younger during 2025
- $700 if they were 65 or older by December 31, 2025
Renters must have had New Jersey gross income of $150,000 or less to qualify.
Who May Qualify?
For homeowners, the property generally must have been owned and occupied as their primary residence on October 1, 2025.
Vacation homes, second homes and investment properties do not qualify as a homeowner’s primary residence for ANCHOR purposes.
Renters generally must have rented and occupied their qualifying New Jersey residence as their main home on October 1, 2025. Certain tax-exempt properties, college housing and other types of residences may not qualify.
Eligibility can become more complicated when a property was sold, ownership changed, someone moved during the year or a home contains multiple units. Anyone in one of those situations should review the state’s instructions carefully.
Will Your Application Be Filed Automatically?
That depends primarily on your age and disability status.
Most eligible homeowners and renters who were under 65 and were not receiving Social Security or Railroad Retirement disability benefits will have their ANCHOR applications automatically filed.
Those residents should receive an ANCHOR Benefit Confirmation Letter in August 2026.
When the letter arrives, do not simply put it aside. Review the name, address, income, payment method and other information to make sure everything is correct.
Residents who are 65 or older, or who receive Social Security or Railroad Retirement disability benefits, will not have an application filed automatically. They must complete the combined Property Tax Relief Application, known as Form PAS-1, themselves.
The PAS-1 application is used to determine eligibility for ANCHOR, Senior Freeze and Stay NJ. You do not have to qualify for all three programs to submit the application.
What Should You Have Ready?
The online application uses ID.me to verify your identity. You should have a driver’s license, state identification card, passport or passport card available when you begin.
Depending on your circumstances, you may also need:
- Your 2025 New Jersey income tax return
- Your 2025 property tax bill
- Your county and municipality code
- Your property’s block, lot and qualifier
- Social Security or disability income information
- Previous-year tax and income information if you are completing Form PAS-1
Having these documents ready before you begin can make the process much easier.
When Is the Deadline?
The deadline to file the 2025 ANCHOR application is November 2, 2026.
Payments are scheduled to begin on a rolling basis starting September 15, 2026. Most applicants should receive their payment within approximately 90 days of filing, unless the state needs additional information.
Online applicants may choose direct deposit or a paper check. Anyone filing a paper application will receive a paper check.
Be Careful of Scams
Government benefit programs frequently attract scammers.
Be cautious about unsolicited text messages, emails or social media messages asking you to click a link or provide personal information to receive an ANCHOR payment.
The New Jersey Division of Taxation specifically warns residents not to click links or share personal information in unsolicited messages. When checking your eligibility, filing an application or reviewing your benefit status, begin at the official New Jersey property tax relief website rather than following a link from an unexpected message.
There is no fee to apply for the ANCHOR Benefit.
The Most Important Thing to Remember
Do not assume that your application has been filed automatically.
If you receive an ANCHOR Benefit Confirmation Letter, review it carefully. If you are 65 or older, receive qualifying disability benefits, recently moved, bought or sold a home, or do not receive a confirmation letter, check the state’s instructions to determine whether you need to file.
A benefit of $1,000 or $1,500 can provide meaningful relief for a New Jersey homeowner. It is worth taking a few minutes to make sure you receive any benefit for which you qualify.
